Executec Limited was formed in 1991 by  Dennis Baylin. Joined in 1993 by Sean Meadows the team have had great success together in the residential development market. From retirement homes on the south coast to housing estates in Liverpool and tower blocks in central London, Executec are diverse and look at any locations throughout the UK . We deal in all aspects of residential property and are experienced in developing sites with planning, without planning, new-build or refurbishment. Our portfolio lists the numerous successful projects that we have carried out historically, alongside some of our current schemes.

London & County is the sister company to Executec and invests in commercial property.

 

Formed in 1997 by Dennis Baylin and Simon Blair, it has acquired many properties all of which have had opportunities to add value through asset management initiatives.

 

Operating across all sectors, it has been involved in shopping centres, industrial estates, office buildings as well as hotel investments and student housing. Many have required substantial refurbishment which has enabled them to be repositioned in the market place and to benefit from increased rent roll and tenant demand. Some have been subject to planning applications requiring change of use or redevelopment to provide additional space.

 

London & County are experienced and expert active managers with a close attention to detail, from the initial appraisal of buying opportunities, through the legal process, identifying competitive finance and then on to the management phase of the investment process. Priding itself on excellent tenant communication, it has been able to benefit from any opportunities to negotiate new leases and to retain tenants within the portfolio. It spends time ensuring it is aware of current and emerging legislation as it applies to planning, legal precedent and property litigation processes.

 

With relationships built up over the last 20 years, it is well positioned to identify and acquire interesting and challenging properties.  It makes quick decisions and can act quickly to proceed to an early exchange of contracts and completion.

Dennis M. Baylin, founder of Executec Limited and co-Founder of London & County Estates Ltd. Mr. Baylin founded telecommunications company, Betacom Plc, in 1966, growing it to become the second largest supplier of phones in the UK behind BT. Mr. Baylin continued as chairman at Betacom Plc, steering flotation onto the main market of the London Stock Exchange in 1989 and departing in 1991. Towards the end of his tenure at Betacom, Mr. Baylin formed Executec Limited, a property development and management business. Since 1991, he has focused his energies on expanding the property portfolio. Mr. Baylin took this to a higher level in 1997 when he joined forces with Simon Blair to establish London & County Estates Ltd.

Sean Meadows Director of Executec Limited. Mr Meadows started his working life in construction via a government backed C.I.T.B. training course at 16 years old. After several years in construction he joined Executec Limited in 1993 and helped grow  the company with his building expertise and as a consequence was made Director in 1997 . Mr Meadows continues to oversee  the development / planning / sales aspects of the company as well as seeking new opportunities.

Simon has worked in property investment for over 25 years, having started out at Midland Bank Plc. Since then he has worked for a range of commercial and residential property companies, amassing a wealth of experience and knowledge during this time. In 1993, Simon was appointed a director of Capital & Provident Management Ltd, where he was responsible for the strategic direction of the company as well as management of a commercial portfolio that comprised more than 100 properties, over 500 tenants with a value of £200 million. Looking for a fresh challenge, Simon partnered Dennis in 1997 to jointly head up London & County, where he continues to work on the acquisition and development of a range of commercial and residential properties.

Michelle Burrell joined Executec Limited in 2006. She looks after the day to day running of the office and deals with the bookkeeping side of the business. Michelle has 20 years’ experience in these matters having previously worked for chartered accountants.
